In this post, we are going to discuss the benefits of building a good relationship with your tenant.
It is a well-known fact that Landlords and Letting Agents are not on the list of highly liked people. Most of the time people think that all landlords are simply wanting to rent out rubbish properties at high prices, simply to make profit and line their pockets – hopefully once you have read this you will realise that this is not the correct assumption.
As in any other industry, there are some unsavoury characters within the rental market, but they are definitely few and far between. There is way many good landlords than bad, landlord that take their responsibilities seriously and genuinely want to provide a good service to their tenants by giving them a happy, safe home.
Unfortunately, these types of Landlords do not get the same type of exposure as the bad ones – hence the misconception.
Sometime, if tenants have this mentality already, it can make things unnecessarily difficult and can make building a good relationship impossible. It is much better for everybody involved if communication is good between the tenants and landlords and/or agents.
If the relationship is good and a genuine issue occurs, which is always will, then at least the tenant is more likely to be patient while the landlord organises for it to be rectified.
So, how do you build a good relationship with your tenant?
- Ensure that any maintenance is dealt with in a timely manner. Being slow when it comes to keeping the property in good condition encourages the lack of trust from the tenant.
- Respond as quickly as possible to a tenant when they need you to. If you make them wait without a genuine reason given it can look like you have a lack of commitment.
- Ensure that you are doing regular inspections of the property. This can not only be for your peace of mind as a landlord but helps the relationship if they see you face to face rather than hiding behind a phone or computer.
Ongoing communication will almost always prevent messy issues occurring. The last thing you want is for the relationship to break down and for all communication to stop because of this. This sort of situation is never going to end well!!!
If you are not able to provide the necessary time to managing your property in a satisfactory manner, a letting agent would be a good idea for you – and save you a lot of hassle and money in the long run.
