Plumbing & Gas
Did you know that landlords are legally obliged to have gas appliances and pipework checked every 12 months? We can help you find a Gas Safe Registered Engineer to assist you with this as we have a list of trusted contractors for each of the areas we manage.
Prices may vary depending on the area and the contractor used but you can rest easy knowing that we do not charge a mark-up so you will only be charged what the contractor charges us to do the works!
General Plumbing Issues
We can help with this too. We can organise a contractor to attend the property and liaise with the tenant to be able to get a suitable time for them to either quote for the job or fix it on the spot, depending on which you would prefer. We will then pay the invoice for you and simply deduct the figure from your rental amount which you will see on your statement.
Electrical Installation Condition Report (EICR)
As a landlord you are also legally responsible to have the electrics in your rental property checked and ensure any works needed are done in a timely manner to make the property safe to have tenants in – luckily for you though, we can help with this too with our extensive list of contractors.
Prices may change slightly but are normally from £100 upwards depending on number of bedrooms, area that the property is in and the condition of the property/works needed. You will only ever be charged what the contractor charges us though which is a big help for you in keeping costs down.
Electrical Portable Appliance Testing (PAT)
Landlords are legally required to ensure that any equipment that they supply to their tenants is safe under the Electrical Equipment (Safety) Regulations 1994 whether the appliances are brand new or second hand.
It is also important to remember that the appliances need to be checked whenever a new tenancy is due to begin to ensure that the appliances are fully safe and maintained. A landlords PAT test should include the name of the person who performed the check and the date they were carried out on.
For the longer-term tenants, it is also advisable to have these tests done periodically throughout the tenancy to ensure the appliances stay safe for the duration of the tenancy.

General Improvement Work/Repairs
We can also assist with general repairs on your properties and pay the bill for you as soon as it comes in – we will then deduct this from your rent on your statement, so you have this for your records.
