Sheffield
Sheffield is the 4th biggest city in England and the only city in the UK to share its boundary with a National Park. It is one of the UK’s most fascinating cities from a cultural perspective, with an array of museums, galleries and theatres, and hosts world renowned arts festivals, has the world famous Crucible Theatre, has produced many of the nation’s most celebrated musicians and is home to some truly inspiring architecture.
In recent years Sheffield has seen extensive redevelopment and the cities GVA has increased by 60% between the years 1997 and 2007. The following decade to the present day has seen a continued increase in GVA causing an average of 5% higher growth rate than that of the broader region of Yorkshire.

There’s no doubt about it: Sheffield is a great place to be at the moment. From the recent regeneration of the city centre to the vibrancy of the arts scene and the strength of our local economy, everything seems to be on the up. It is a truly a Jewel set in a stunning crown of green.
Boasting a population of 500,000, Sheffield also has a strong tourism angle and is home to Meadowhall, Europe’s largest shopping and leisure complex, which welcomes over 400,000 shoppers every week of the year. Other notorious landmarks in the area include Sheffield Crucible Theatre, a successful provincial theatre, which stages the annual World Snooker Tournament, Sheffield Football Club, the world’s oldest football club and The Sheffield Ski Village, which is Europe’s largest outdoor artificial ski resort.
Sheffield has seen a steady increase in house price since 2000. The price rises have now surpassed pre recession levels with no real signs of stopping. This is incredibly positive news for Sheffield property investors.
HS2
High Speed 2 is a planned high-speed railway line connecting the city centres of Birmingham, Manchester and Leeds. The railway is to be delivered in two phases. The first phase linking London and Birmingham, the second linking Birmingham with Manchester and Leeds. Phase Two is planned for completion in 2032–33.
HS2 will bridge the north – south divide and bring far more investment from the larger cities in the south up to the more forgotten cities of the North. This will have a knock on effect to the economy as more businesses open and more talent is able to come together with ease.
Once the HS2 Link is in full operation I would expect a sharper incline in house prices as accessibility to London becomes a thing of ease. This will not be until the 2030s if phase two is on time and budget however it will no doubt bring great benefits when it’s completed.
Current Development of ‘Chinatown’ = 1 Billion dollar development
New Era Square is a major new urban destination in the heart of Sheffield. This £65 million pound development that started in January 2016 consists of five blocks containing retail, restaurants and bars on the ground floor, business space with an exhibition and conference centre on the first floor and student accommodation on the second floor upwards. At the very top of the tallest tower are a select number of exclusive private apartments. Central to the five buildings is an open air plaza with around 2000 square metres of public space.
The development will create a landmark complex on this prominent site, regenerating a currently underused parcel of land in a highly sustainable location. The finished Square aims to offer a number of benefits to the community, such as:
Creating a significant number of new jobs, New public open space; a landmark area with retail, restaurants, cafés and bars serving the local and wider community
Commercial office space in a range of unit sizes, including a Chinese Business Incubator
Luxury student accommodation Improved pedestrian links between Bramall Lane, London Road, the Moor and the city centre
