We took over this property management when the previous market leading internet agency were not aware that there were more people living there than should be therefore meaning it had become an HMO.
The landlord, Charlie who was living abroad was totally unaware of this and the repercussions it may cause such as him being liable for significant fines if there had been any issues which led to the council finding out if was an unlicensed HMO. The agent was not chasing arrears and they had not noticed the property’s condition had deteriorated either. The landlord being abroad meant they did not have any tenancy details and had also not been provided with an inventory or any information from property inspections.
As soon as we took over the property, we moved the existing tenants out, negotiated with them regarding rent arrears, did a full cosmetic refurb of the property whilst marketing and viewings were all happening. Once the refurbishment was complete, the tenants, who had already been referenced were then able to move in straight away.
As a result of this, Charlie was reassured his property was now being let lawfully and the tenants were more likely to look after it because they knew it was new throughout. Due to the referencing we had carried out he also had the assurance that the tenants were much better quality, which is turn means they will be more likely to pay rent and stay longer term.
We have managed for over two years now and have the same tenants in there for the duration of the tis time.
