Simple Steps to Protect Water and Heating Pipes

  • Keep the heating running on a low setting, day and night, during very cold weather.
  • This is especially important if the property is empty for more than 24 hours.
  • Make sure stop taps are clearly located and easy to access.
  • Check the boiler’s frost protection thermostat is working correctly.
  • Inspect waste pipes and boiler overflow pipes for signs of icing.
  • Encourage tenants to report dripping taps or minor leaks promptly.
  • If the property will be empty for more than 24 hours, switch off the water at the stop tap and leave the heating on low (or frost mode).

What to Do in a Burst Pipe Emergency

If the worst happens, fast action can drastically reduce the damage:

  • Turn off the stop tap immediately.
  • Open all sink taps to drain as much water as possible this helps relieve pressure quickly.
  • If the heating system is affected, use bleed or drain valves to release system pressure.
  • Catch leaking water in containers and apply temporary lagging if safe to do so.
